This beautiful original stone built Lake Como village house, over 250 years old, has recently been lovingly restored to retain and enhance the authentic fascade and original roof beamed structure whilst the interiors are fitted to the highest state-of-the-art levels, adapted for optimal comfort of modern 21st century living.

The house is set in the historic centre of Pognana Lario, a charming authentic Italian lake village, only 15 minutes from Como and is accessed via a stone path, 3 minutes walk from its private garage, which is included with the sale. 

The panoramic views from all three floors over the glistening lake waters and year round greenery of the mountain scenery are utterly breathtaking.  Pognana, which is known by locals as the village of the sun, also benefits from outstanding winter sunsets, an experience well worth waiting for.  Directly opposite on the other side of the lake, the villa and gardens of George Clooney  are clearly visible.

At the entrance level the cool cellars are divided into 3 separate rooms, one housing the technical utilities  and laundry area and thus separating these from the living areas of the house.  The back cellar, which at one time was used to produce wine from vines grown over the terraces, has an original vaulted ceiling and an ancient  torchio (wine press) was retained for the beauty of its simplicity and historic value.  Here the doors were also retained and restored.

The main entrance is at first floor, accessed via an external stone staircase which was discovered beneath its 1970s conversion and restored to its former glory. Enter into a completely open plan living area with semi professional stainless steel kitchen, huge raised island formed from a single section of the sequoia tree  and glorious original stone fireplace for cosy winter nights.

The walls were stripped back to expose the beautiful stone bricks originally carved from the nearby cava (quarry) known as sasso, thus respecting and blending with perfection the old with the new.  All decisions on the restoration project of this house were taken to fulfill this end.  

Two full length glass doors framed in oak lead out onto a large terrace with chill out zone and outside dining room for the long summer season.  The oak staircases with metal frame were custom designed to optimize the space of the area and are an architectural feature in their own right.  The floors throughout are rustic oak floorboards.

The house was converted back into a single home from its former use as two individually accessed apartments and when removing the front door of the second floor apartment, it was decided to replace the entire length with satined glass thus flooding this side of the property with light.

The initial stage of the restoration was to excavate the rock of the mountain behind against which the house was constructed, to ensure waterproofing and to extend the depth of the living area.  Water from the mountain is diverted below the external staircase and a small stream runs visibly below which eventually meets up with one of the many waterfalls  which characterize Lake Como villages.

The spacious second floor is a unique master bedroom suite leading out through two full length glass doors to a balcony running the full width of the house.  

A huge iconic bath stands alone as a design feature, angled to maximize on lake views, and there is a full wall of fitted wardrobes.

The bathroom is fitted with off floor sanitary ware and wet area “rain effect” shower.  Large enough for two to shower and enjoy simultaneous lake views - even from this room!

Going up again to the top level, the full impact of the wooden roof beams is strikingingly beautiful.  These were left in situ as an architectural homage to the original house and a raised new roof was formed above them.  The studio has a sleeping and washing area for guests or family and can also be used as a home office or simply alternative relaxing zone.  Light floods into the whole space from the staircase, roof, front and side windows.

Pognana Lario itself has a ferry service to Como and surrounding villages, two cafes, a grocer, a hairdresser, a  family run restaurant with fabulous terrace and a luxury boutique hotel recently opened.  The nearby shops, boutiques and culture of Como are a 15 minute drive as well as access to the motorways to Milan and Switzerland.  The famous Bellagio is  25 minutes away. The closest ski resort is accessible within an hour.

Being in the historic centre, the sound of the church bells sound out the hour and below the chatter of villagers as they pass by give this unique home a most welcoming sensation as well as  security and privacy.  It would make a perfect holiday home on Lake Como suited to a couple or small family as well as a timeless investment.
